Development Incentives

Brownfield Incentives

The Environmental Protection Agency (EPA) defines a brownfield as a "real property, the expansion, redevelopment, or reuse of which may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contamination."  APPLIED ENVIRONMENTAL has experience assisting in the redevelopment of brownfield sites.  APPLIED ENVIRONMENTAL staff has assisted several clients in finding and acquiring brownfield incentives including Brownfield Tax Increment Financing (TIF), Michigan Department of Environment, Great Lakes & Energy (EGLE) grants and loans, and various other tax exemptions and abatements.  As part of these projects, APPLIED ENVIRONMENTAL staff have completed Brownfield Plans and Act 381 Work Plans and has developed relationships with EGLE Brownfield staff and various Brownfield Redevelopment Authorities.

No two projects are alike and therefore with our depth of experience and knowledge in the redevelopment of challenging project sites we evaluate each situation on a site-specific basis and offer consulting on the following programs:
  • Federal, State, and Local Grants & Low-Interest Loans to address environmental contamination
  • Tax Increment Financing
  • Tax Abatements
  • Federal, State, and Local Publicly Financed Infrastructure (i.e., Parking Structures, Roads, Water & Sewer, Parks, Landscaping, Marinas)

We specialize in facilitating all of the various municipal and development hurdles encountered during procurement of economic development incentives to create the best financial solutions for the developer, community and the project.
